We provide services from concept design to completion of your project. We provide services all through the RIBA work stages including planning permission, tender documentation, construction site meetings all the way up to completion and handover of your project. The level of service can be tailored to your project specific needs.

We schedule our services in line with the Works Stages of the RIBA Plan of Work 2020.

    RIBA Stages 0 and 1

    Strategic Definition, Preparation and Brief

    1 Receiving the Employer’s instructions and information about the Site.

    2 Visiting the site and carrying out an initial appraisal.

    3 Assisting the Employer in defining the Employer’s requirements.

    4 Preparing feasibility studies to confirm the Employer’s requirements.

    5 Reviewing with Employer alternative project options.

    6 Providing information for a report on cost implications.

    7 Advising on the need for services by consultants or specialists.

    8 Contributing to preparation of the Design Brief, which confirms key requirements and constraints and identifies procurement method, procedures, organisational structures, range of consultant and specialist to be engaged for the Project.

    RIBA Stage 2

    Concept Design

    1 Receiving Design Brief; assisting in preparation of additional briefing data (project Brief).

    2 Preparing Concept Design, also showing outline proposals for structural and building services systems, and including outline specifications.

    3 Reviewing procurement method.

    4 Providing information for approximate estimate of Construction Cost.

  • Planning

    RIBA Stage 3

    Developed Design

    1 Contributing to completion of the Project Brief.

    2 Investigating effect of statutory standards and construction safety on Concept Design.

    3 Consulting statutory authorities.

    4 Developing the approved Concept Design to show spatial arrangements, type of construction, materials, appearance and detailed proposals for structural and building services systems and updated outline specifications.

    5 Providing information for estimate of Construction Cost.

    6 Preparing application for prior approval and planning permission.

  • Tender

    RIBA Stage 4

    Technical Design

    1 Consulting statutory authorities on developing design.

    2 Preparing technical designs and specifications sufficient to co-ordinate components and elements of the project.

    3 Providing information for updating estimate of Construction Cost.

    4 Preparing production information including specifications in sufficient detail to enable a tender or tenders to be obtained.

    5 Preparing further information for construction required under building contract.

    6 Reviewing design information provided by contractors or specialists to establish whether that information can be coordinated and integrated with other project information.

    7 Assisting in identifying and evaluating potential tenderers.

    8 Contributing to appraisal and report on tenders/ negotiations.

  • Construction

    RIBA Stage 5

    Construction

    1 Providing production information as required for and by the building contract.

    2 Making visits to construction works as Designer.

    3 Providing further information reasonably required for construction.

    4 Reviewing design information from contractors or specialists to establish whether that information can be coordinated and integrated with other project information.

    5 Providing Final Construction Issue drawings showing the building and main lines of drainage and other information, where applicable, for the Health and Safety File (CDM 2015) and the building log book (Building Regulations Approved Document Part L2).

    6 Reviewing compliance with statutory and contract requirements.

    7 Giving general advice on operation and maintenance of the building.

    Handover and Close Out

    1 Providing further information and advice reasonably required for handover and close out.
